FSI floor space index or FAR floor area ratio are the same, and are one of the most popular and helpful elements of real estate. The purpose of using these calculations is to know the approximate construction area along with the valuation of the property, zoning compliance and to do the urban planning. The national building code of India provides guidelines for building construction activities across the country.
Manual floor space index calculations take a lot and need accuracy in academics, to make the calculations easy and handy use FSI calculator.
Discover the FSI formula and FSI calculations manually and using a calculator. Let's get started.
If you want to do the Floor Space Index calculation(FSI), you need to measure the total floor area of every floor and the total area of the plot of the land. Its because the formula to calculate the FAR is:
FAR= FSI= Total floor area of all floors of the building/plot area
If the FAR is less than 1, it indicates that the whole plot is usable. If the value is lower than 1 that means a portion of the land is empty without the construction. Also, if the FAR value is above 1, then it means that there are multiple storeys on the same plot.
To understand the floor space index calculations, let's take an example if you have a 1000 sq.ft. plot on which you want to build a 2000 sq.ft. structure. Then with the help of formula you have to calculate it by
FAR= 2000/1000
FAR=2
If the FAR value is 2, that means one can construct 2000 sq.ft. in a 1000 sq.ft plot.
Note: As per the municipal council determination of the floor space index calculations of a particular locality, it considers the road width too.
If you want fast and accurate calculations without any fuss of doing calculations, you can avail the benefits of using a FSI calculation calculator. To do the calculations using these one needs
Here, you get all the desired result and floor space index calculations immediately. However, this helps to get the plan approval cost. As you are not needed to remember the urban density as per your locality, the calculator will calculate it accordingly by entering your location. The calculations are made completely depending upon the zoning laws, urbanization and more.
